Champion Lakes

Launched in May 2008, the 26-hectare estate will offer up to 700 homes when complete. These include a mix of traditional houses, terrace homes and apartments designed for a range of lifestyle choices that suit a broad section of the homebuyer market.

The attractive residential estate is located on the south-east side of a 2,000 metre international standard rowing course surrounded by extensive parkland, waterways and a wildlife conservation area.

Scope of work
Coordinate and mange civil and landscape works with a focus on determining appropriate interfaces with the rowing course, maintaining its water quality and water levels which are paramount in meeting the strict guidelines required for its operation as an international-standard rowing course.

Challenges
To combat the risk of contaminated water affecting the lake, Benchmark worked with engineers to develop a water management plan to collect and treat stormwater runoff from the estate to help maintain the lake’s water quality and the strict water levels required for an international Rowing course.

Benchmark worked with the stakeholders to establish lakeside amenities including boardwalks, trails and cycleways to provide residents and the community with more opportunities to enjoy the lake and its
picturesque surrounds.

Innovations and Solutions
Innovation in the estate’s design and built form includes a holistic approach to all areas of water management. To reduce the estate’s overall dependence on scheme water, waterwise planting on verges, front gardens and throughout landscaped parks and public open spaces in the estate contribute to an overall reduction in water use. Stormwater runoff from house roofs and roads is harvested and treated through two separate drainage pipe networks. This is used to maintain the lake’s strict water quality requirements and reduce the need for groundwater to refill the lake.

Benchmark’s ability to meet site challenges and work with key partners has delivered a high quality residential estate that enhances the wider community and delivers an important part of the State Government’s vision for urban renewal in the Armadale area.

Champion Lakes Estate has achieved maximizing waterside views and interaction with the lake, offering residents a range of recreational facilities on their doorstep in a healthy and relaxed environment.
