Destined to become Perth’s largest industrial estate, Meridian Business Park will promote best practice urban design, environmental building performance and a reduced development footprint.

LandCorp – the Western Australian Government’s land development agency – in partnership with the City of Wanneroo.
Scope of Work
Implement the Neerabup Industrial Area vision – “to create a landmark industry zone with a strong sense of place which demonstrates efficient use of land, energy and resources”.
Challenges
The project area is constrained by a number of economic and environmental factors including:
- Wetlands and groundwater protection areas
- Designated areas for sand and limestone extraction
- Carnaby Cocktatoo habitat
- Surrounding residential community, market gardens and State Forest
- Existing infrastructure and road network fringe
Innovations and Solutions
A number of design innovations have been applied to support the Meridian Business Park vision including Green Star industrial rating standards, flexible lot layouts, provision for shared parking, access and landscape arrangements, passive design techniques to harvest solar and wind power and the provision of public open space within each estate for active recreation, bush protection and water management.
Outcomes
Meridian Business Park will set a new standard in industrial development design with initiatives to reduce water consumption by 50 per cent and energy consumption by 30 per cent compared to traditional development models.
