Project
Creating the Tonkin Park industrial estate required the remediation and redevelopment of 15 hectares of contaminated industrial land at the site of former fertiliser production plant.
The Client
Ridgepoynt Pty Ltd (formerly the Centurion Transport Group) a privately owned company specialising in transport logistics.
Scope of Work
Benchmark Projects project managed the site remediation and redevelopment. This involved the design and construction of an above ground containment cell for contaminated soil in conjunction with the surrounding subdivision.
Challenges
- An onsite containment strategy was designed to manage contaminated soil
- Environmental amendment approvals were need to support minor design changes
Innovations and Solutions
The surrounding subdivision was designed at the same time as the containment cell to allow the use of future built form to reduce the visual impact on the local area. A detailed landscape plan was also created to soften the impact of the containment cell from the road frontages.
Outcomes
The construction of the containment cell was completed within the timeframe specified in the Environmental Conditions and an additional 3 hectares was created for light industrial development.
Groundwater monitoring at Tonkin Park has shown a positive improvement in the level of metal contamination.
Land sales have far exceeded the client’s original expectations.
