Moorings Apartments, Mandurah
CLIENT BRIEF:
Benchmark was appointed as project manager to oversee the design and construction of a $30M five-storey luxury apartment building comprising 40 premier apartments, on-site restaurant, gym, swimming pool, carpark and basement storage facilities.
BENCHMARK’S ACHIEVEMENTS:
- Delivered project to required standard of quality despite significant delays associated with contractor performance and the Global Financial Crisis
- Managed cost variation claims to ensure they were kept to an absolute minimum
- Successfully negotiated decreased on-site car parking requirements with the local government authority
- Engaged problem solving and risk management techniques to avoid additional delays, budget overruns and contractual disputes
BACKGROUND:
The Moorings is arguably Mandurah Ocean Marina’s premier fully private apartment development. It sits on a prominent site within the marina with water on three sides.
The design brief called for an architecturally stunning building that befitted the prominence of the site overlooking the entire marina.
After tenders were received that were all significantly higher than budget, Benchmark negotiated a contract which was subsequently awarded to Keytown Constructions.
Midway through the construction period the Global Financial Crisis occurred, which had a marked effect on pre-sales and the willingness of banks to fund purchasers. The GFC also led to significant disruption with the builder and several changes of personnel which caused problems with respect to program and budget.
Benchmark Projects was able to steer a course through all these setbacks to deliver the project to the original scope without sacrificing the required level of quality.
